Annual association assessments are $745.00. Dues are used for landscaping the common areas, 4 ponds and their maintenance (including fountains at main pond), street light maintenance and repair, sidewalk and walking path maintenance and tree replacements. Electric for the lights at the entry, street lights and fountains. Snow removal along common area sidewalks. Administrative expenses includes cost of accounting software, website hosting, office supplies, tax prep, required insurance, legal advice when needed and growing reserve funds. Board members are unpaid volunteers.
Invoices for Annual Dues go out the 3rd Monday of February and are due March 31st of each year.
Collection Process:
If unpaid by April 15th, the dues will be considered in arrears and late fees will apply.
If unpaid by May 1st – collection efforts will be done by the Costello, Sury and Rooney Law firm.
Upon sending to the law firm members will be responsible for dues, late fees, and attorney fees.
